Power of Sale in Thornhill

by admin on July 2, 2011

Can you believe? It’s not a joke. Usually agents smile being asked about Power of Sale properties in Thornhill. It’s so well established area and people are so well-informed and carefull that I wouldn’t expect one to lose a house without selling in on time. Especially when we are talking about Bevshire area where houses are selling in no time way over asking price.
One Thornhill home is an exception though. The previous owners took good care of it – the house boasts renovated kosher kitchen with granit countertops, stainess steel appliances, renovated bathrooms, finished basement. It still needs new windows and new furnace but being cleaned it’s in pretty much liveable condition. Only one feature might become a deal breaker for many buyers – the entire main floor is tiled. Consumers used to wood floor. Removal the tiles and hardwood installation seem to be an expensive adventure. Anyway, if you believe in “location, location, location….” rule and apply this rule to Thornhill real estate, then grab it right away. This Thornhill location is unbeatable – quiet street in residential area within stone throw away from Promenade Mall, plazas, bus stop and all other Thornhill amenities. 99% of the people that place ofrefs on short sale properties regret that. They are huge headaches. For one thing you will make an offer and 60 days later they may come back with a counter offer. In the meantime your interest rate will have changed and your apartment landlord may be kicking you out and no one will care. But I bet a VA loan would work as well as any other loan.

You should be talking about US situation with short sales. The rules of the game are different here in Canada. They MUST respond to your offer (or the best offer) within reasonable time frame, usually 24-48 hours.
